Went to visit our new house today.

The seller is a wonderful lady. She's working on repairing stuff we had not even complained about, like the kitchen counters. Her hubby has already put in a new side door on the garage, and he's replacing a bathroom door, too. We have some stuff to do, but it's not a huge list.

*The kitchen cabinets are not as pristine as I thought. They're getting a coat of paint, probably cream. The hardware is new brass, so it stays.

*The kitchen is getting painted too, probably a warm sand color with a darker beige or terra cotta on the biggest wall.

*The hall bath vanity and medicine cabinet are either getting replaced or painted, depending on how much money we have to plop down at closing.

*The sewing room gets painted pale green, and the living room gets soft grey. Other rooms will wait, I think.

*The windows all get scraped and cleaned, because no one did it after the last paint job! They're nice double-hung windows, too.

*The windows all get properly secured (eye screws in the overlap corners) and the side garage door gets a double-cylinder deadbolt. I think the front door already has a good lock on it. I guess some "Beware of Panda" signs are in order, too.

*Different closet setup in the MBR; must price this!

Some future projects should be interesting. The FROG might actually be a loft. The Samurai deduced this after noticing that the wall dividing the FROG from the kitchen/great room has carpet sticking out at the bottom, as if they carpeted first, then put up the wall. We want to check into knocking it out and making an actual loft up there. The stairs need to be replaced, too; they're, um, squishy.

We'll paint the study/Bat Room at some point, after we decide furniture disposition. A possible cityscape with places for action figures to perch, maybe. An artist friend owes me a mural.

We want to put built-in bookshelves in the dining room/library, too.

In the distant future, we might bump the master bedroom out to build a honkin' big bathroom and walk-in closet. Maybe in ten years or so. The current bathrooms are both a bit cramped, but serviceable. Both could use new tub/shower stalls ASAP.

In the yard, I'd like to yank out the old chainlink on the side and put in a wood fence to match the neighbors'. Some crepe myrtles would look great in the side front, and there will eventually be perennial beds all around the back yard and front of the house. Herbs and veggies, too, and some blueberry bushes, under the kitchen window where it's sunny. A few of the shrubs are past their prime; I might have to invite Theo and her logging chain down to visit.

Next spring, the exterior parts that are painted will need attention. Right now, the shutters are sort of pumpkin-colored, and blend into the brick. I'd like to see something darker, maybe brown. The siding is light yellow/cream, so we might be able to get away with cream for the trim and front wood siding on the garage. We'll see.

Next summer, I'll be making LOTS of curtains. Until then, I'm going to adapt our current ones to suit the new place, and perhaps get a few cheap temporaries from Target.

How are we going to get all this done? Good thing we have summers off!
